We Are Breaking Records AGAIN!
According to Greater Lehigh Valley Realtors (GLVR), the median sales price in the Lehigh Valley housing market hit $375,000 in July, passing the previous high set of $370,000 in June. Hitting a new price record so soon shows how adaptable and growing the Lehigh Valley market and people are. Lehigh Valley Homes properties are HOT and are selling above their asking price, demonstrating how dedicated our buyers are to increasing our community value.
Every day, Lehigh Valley is getting closer to the national median sales price for existing homes of $435,300.
The July Report highlights that there were 865 units for sale in Lehigh and Northampton counties, reflecting a 4.3% decrease in inventory. New listings slipped 6.6% to 805. Furthermore, closed sales remained steady at 624 listings, and homes sold on average in 17 days, one day faster than July 2024.
The National Association of Realtors believes six months is associated with a healthy inventory, and anything above six months is considered a buyers' market, while currently in the Lehigh Valley, we are experiencing a seller's market.
In the Carbon County July Report, we saw a median sales price in July increase to $255,900. Closed sales jumped to 71, and new listings increased slightly to 106, while inventory decreased to 192 units.
