The Bethlehem Township Board of Commissioners reviewed an initial blueprint for a single-family house cluster recently at the administrative office.

Bethlehem Township

On Township Line Road, in a planned development known as the "Gold Property," 67 detached single-family houses would be built on 68 lots, covering an area of about 58 acres.

The township's municipal officials jotted down a total of forty-five acres are situated in Bethlehem Township, with twenty-three acres being inside the city limits of Bethlehem. Bethlehem Township will have 48 homes, while the city proper will have 19. The property is located in the township's Rural Residential zoning area. Cluster growth within a single family is permissible under certain conditions. The project site is included by Act 167 of the Monocacy Creek Watershed.

The northern boundary of the land is Route 22, the western boundary is Township Line Road, and the southern and eastern boundaries are occupied by Northampton County. The application will result in the acquisition of open space in Northampton County.

Developer Andrew Bohl of Hanover Engineering Associates believe that the home sizes would range from 1,750 to 2,450 square feet. The building's single entry and exit is on Township Line Road. The original concept evolved into a better one after taking into account comments from township and municipal staff.

Mulitple individuals spoke out against the proposal at the public meeting, claiming that it is outdated since it does not take into account the township's existing requirements and the project being 18 years old. Others had comments about the potential increase traffic, and enviroment treatment of the fishes and animals in Monocacy Creek.

With all these concerns, there are two sets of rights that must be satisfied: those of the developers and those of the inhabitants. The  Bethlehem Planning Commission members met and came up with a rough proposal, but no final decision.
