VA First Time Buyer success story in Lehighton!
Today I wanted to tell you about another First Time Home Buyer success story we had with a client in Lehighton Pennsylvania.
Dylan was a Marine and he was referred to us from Veterans United through Realtor.com Dylan and his wife we’re looking for a single detached home in a nice neighborhood, preferably under $300,000
We met in person at the office for a homebuyer consultation, I spoke with Dylan and his wife and went over the process, went over their home, buying criteria. We did an initial search we found a few homes in Coplay, Northampton and Catasauqua.
After viewing a few homes, we found one in Catasauqua that he really liked, we started to pursue that home, but he was in Lehighton visiting some family and came across a nice single detached home on Pine Street just outside of town that was coming available for sale.
I contacted the listing agent, the timing was perfect. We were able to negotiate an offer on this estate sale before it actually hit the market. 33 Pine St. is a nice older Victorian style home on a hillside overlooking the gorgeous mountains outside of Lehighton.
Once we went under contract, we were able to move forward with the transaction, we had a VA appraisal, which required a few minor repairs involving some peeling paint and a couple handrails which Dylan was able to complete very easily..
The good news is the home actually appraised about $35,000 over the sales price! This enabled the lender to increase the sales price by $10,000 and be able to give $10,000 back to Dylan in the form of sellers assist..
When all said and done at closing, Dylan was able to actually walk away from the closing with a small check!

Dillon and his wife and his young daughter now have their first home, with a nice yard off street parking gorgeous views of rolling hillsides and overall it was a very successful and rewarding transaction!
