According to data from the greater Lehigh Valley Association of Realtors, as of the end of the third quarter of 20 25, Lehigh Valley home prices continue to rise.
New listings hitting the market is up over 17%, pending sales are up over 7% and closed sales are up almost 4%. The average days are on market is currently at 22.
One of the biggest numbers that affects both buyers and sellers is the median sales price. Great news for sellers in the Lehigh Valley ,because the median sales price is up over 4% currently at $350,000. One year ago at this time the media sales price was only $335,000 to buy a home in the Lehigh Valley.
This means in most cases the typical Home is approximately $15,000 more than it was one year ago. Additionally percent of list price received they’re still over 100%. This means homes are still selling slightly over the asking price.
Inventory of available homes listed for sale is down almost 4%. But if you look at the pending and closed sales, which are both up, this means sales are increasing while inventory is dropping.
The current month supply is only at 1.5. Which means if no other homes were to be listed, there’s only enough homes on the market to last one and a half months.
The Lehigh Valley real estate market is still in a very strong seller market, meaning that market conditions are much more favorable if you’re looking to sell your home and much less favorable if you’re looking to buy. However, this trend does not look to be changing anytime soon.
One piece of good nose for potential homebuyers is that interest rates have been slowly dropping. With the recent drop by the fed interest rates now sit just over 6%.But lower interetst rates, also increase demand, which then raises prices. So we are caught in a cycle.
