Earlier this year in the beginning of 2025 I picked up a really nice listing on Wild Mint lane over in Upper Macungie Township, my clients name is George. He was a widower who was looking to sell his townhome. The home was in beautiful condition. It was well-maintained because it was a one owner home and he was looking to move into an apartment over in Whitehall.. that sale went smooth as silk. We sold the home very quickly over the asking price.
Fast-forward a few months later, George gave me a call his brother-in-law owned a nice beautiful bi-level home in Salisbury Township and was looking to get it sold. Bob and his wife owned this gorgeous three bedroom two bath, bi-level on a cul-de-sac in Salisbury Township. And again it was a one owner home. It was beautifully maintained very nicely updated..
Because of the great referral from George, Bob and his wife instantly list their home with me, we got professional photographs taken, listed the home and it sold in a 5 days well over the listing price!
In fact, I believe we got $60,000 over the list price, there were multiple offers because the home was in such great condition, and it turned out to be a Buyer who was was from Philadelphia and had lost out on a few homes.
Once they saw this beautiful bi-level home on Garden Avenue in Salisbury, they had to have it. In fact when I received the offer that was significantly over the asking price I even ask their agent. Why are you guys so high? He said Chris they need that home. They have to have it. Of course, myself, and my clients were ecstatic.
This was a conventional offer, no inspections. My sellers Bob and his wife needed to have a 60 day close because they were building a new home down south, and didn’t want to have settlement on this home until the other one was finished. That was not a problem. I marketed the home, letting potential buyers know that we needed more time.
We listed the home in the beginning of August. Sold the home in five days, and had closing in the beginning of October.. overall it was a great transaction, a smooth transaction and everybody was happy. The seller got a great price significantly over their asking price!. The buyers bought a wonderful home, a unique property in excellent condition.
