I wanted to share a story about some sellers that I recently helped in Bethlehem, Matt and Anna.

Matt and his wife owned a twin over on Garrison Street in Bethlehem. It was very well kept very well maintained and very well updated. The seller worked in a contracting field and was actually very handy and he did a very nice job maintaining and updating the home.

One of the most unique things about the home was that it had a garage, a large driveway and plenty of off street parking, which is sometimes a little tough in downtown Bethlehem
Matt and his wife found another home that they were looking to buy. It was a nice large single home and they needed to get their home sold.

I met with matt his wife at their home. We went through the property and came up with a good strategy and agreed upon a fair price to sell their house.
This was the end of September, so the weather was still nice. The market was still good and shortly after we listed it we got some great activity on the home!
We actually received multiple offers, but ultimately, we chose a solid offer from a First time buyer who was working with another agent in our office. The buyers actually went over the list price and bought the home as is ,because they recognized the value of this unique home.
Once we went under contract, things went pretty smooth, the property appraised with no problems they were actually no repairs. Over the course of the loan, the buyers had to switch from conventional to FHA. Initially, the sellers were a little hesitant about the switch, but after talking to the lender and the other agent, I assured them this would be a smooth transaction.

We even ended up closing a few days early! and overall the transaction went very smooth. There were no repairs required by FHA, we received our mortgage commitment in time, and we all met at the closing table.
Sometimes in real estate, there are a few challenges, but if you’re an experienced agent like myself, you know how to navigate through them and keep things as smooth and easy as possible for your clients.
We just closed a couple weeks ago in early October, the seller was happy. They got a great deal on their home. They were able to buy their new home. The buyers were happy because they bought them nicely updated twin with lots of parking in downtown Bethlehem. And overall, it was a very successful transaction!
